What is the Conveyancing Quality Scheme?

The Conveyancing Quality Scheme, known as CQS, is the Law Society’s accreditation scheme for residential conveyancing practices. It sets standards for competence, risk management and client service.

The scheme helps clients understand the standards expected of accredited firms. It is one of several factors to consider when choosing a conveyancer, alongside the people handling your matter, the service offered and the costs.

WHAT THE SCHEME COVERS

Standards that support your move.

Client service

The scheme includes a client charter setting out service expectations for accredited practices.

Training and competence

The scheme includes training requirements for relevant people within accredited practices.

Risk management

Its standards cover how a practice manages risks involved in residential conveyancing.

Buying with a mortgage?

CQS accreditation does not automatically mean a firm is on every lender’s panel. Ask us and your lender to confirm whether we can act for your specific mortgage before you instruct.

Questions, answered.

Does CQS guarantee the outcome of my transaction?

No. The scheme sets practice standards. Each transaction depends on its own circumstances, documents and the other parties involved.

How do I check a firm’s CQS status?

Ask the firm for its current accreditation details and check the Law Society’s Find a Solicitor service for the practice.

Can you act for my mortgage lender?

Lender panel arrangements vary. Tell us your lender and the details of your mortgage so that the position can be checked before you instruct.

What should my conveyancing quote include?

Ask for a breakdown of legal fees, VAT, third party costs and any additional work that may be needed for your property.
